The Process
No obligation briefing
The first step is to learn about your requirements and
to discuss how our service may be tailored to suit.
Firstly we ask you to complete our online
brief, then we will call or meet you to discuss your
requirements.
At this point we advise on market conditions and how to
maximise what is achievable for your budget within your
chosen areas.
The aim is to fully understand your timescales, budget,
your needs and to manage your expectations. A consultant
will be appointed and will be your single point of contact
and oversee the entire process, liaising with all estate
or letting agents and if required solicitors, bankers, surveyors
and other professional advisors.
Home Search
From the initial brief we will both have a full understanding
of how realistic the requirements and timescales are. We proactively search with estate and letting agents, builders, developers and private owners, and are not averse to targeting specific properties if required. We view properties on you behalf whilst giving you regular feedback. If it required we will take you to the properties and accompany you whilst advising you on both the positives and the negatives.
Reporting
We provide real time update reports to ensure that your search maintains the correct focus.
Reports detail the time spent acting on your behalf, an
overview of your search progress to date, any conclusions
drawn and the ongoing focus for the following week.
Shortlist
Once we have filtered out the properties that are not
suitable we are able to shortlist the most appropriate ones.
We will research each one prior to a second viewing and
look at comparable sales and recent sold prices to establish
how realistic each property is.
Property & Area Reports
As soon as you have a property in your sights, we can
produce a Property Report and an Area Report. This helps
us at the next stage of making an offer.
Negotiation
We have years of property experience and understand the tactics used by the agents.
We ensure that all negotiations are not based on emotions
and our skills in negotiating often ensure that our fees
become self-funding.
Acquisition
Once a deal is agreed, your consultant proactively manages
all parties and oversees the entire process on your behalf.
The aim is to ensure that the deal proceeds to completion
as swiftly as possible.
