1. What do you do?

The average house hunter or tenant contacts between 20 and 30 agents and receives more than 200 property details. Over 25% of the house buyers view between 25 and 30 houses before finding a suitable property. Over 35% take over six months to find the right house. More than 50% of house hunters moving area stay away from home overnight in order to view several properties at once. And that's not counting the frequent visits to find the right area in the first place!

2. Why don’t I just go through an Estate or Letting Agent?

Estate Agents act for sellers. We act for you, the buyer.

Similarly for rental properties, letting agents act for the landlord or owner while we act for you, the prospective tenant.

In any case, each Agent holds details of just a small percentage of the available property in an area. You would have to contact them all. There are 30 estate Agents in York alone!

We save you time, money and stress by doing this legwork for you, so you only need to view properties you know are close to your search criteria.

3. Surely I can find a property myself easily enough?

Clients use RedKnight for a range of reasons. Generally, we save clients time and money by providing expertise in a particular location.

Many clients appreciate the objective and independent advice we provide, while others moving long distances welcome the reassurance of having someone on the ground locally to look after their interests, using knowledge that would otherwise take years to obtain.

4. Are you connected to any agents, builders etc?

No. The advice we give is totally independent and we receive no commission or any other payment from a third party. We do not sell or let property, nor do we maintain our own lists of available properties. Our business runs solely from the fees we receive from successfully finding homes for our clients.

However, because Agents know us and know that our clients are serious about moving home, means that they often contact us with details of properties otherwise not yet on the open market, giving our clients an advantage, especially in areas where there is a high demand for property.

5. How do you charge?

Please see our Fees page for details. Bear in mind that:

  • our services are flexible and our fees are therefore calculated individually to reflect the service we are providing for you
  • you may recoup some or all of your payment to us if we can negotiate savings on a purchase price using our specialist local market knowledge

We specialise in relocating clients around North Yorkshire and have particular expertise in the Greater York area. However we also enjoy handling projects outside that area.

9. How long will you search for a property for me?

The Registration Fee lasts for an initial period of 6 months. This can be renewed by negotiation.

10. What will a Property Report contain?

Property Reports on short-listed properties viewed by us will contain information on:

  • Condition & Defects
  • Suitability

11. Can you send me a list of available properties?

We are neither an estate agent nor a managing agent - our job is to search for properties and provide relocation advice, for a fee, according to a clients specification. Through our extensive research and our excellent relationship with estate agents and managing agents we are often aware of properties before they become generally available on the open market. We do not distribute this information to the general public this is for our clients only.

If RedKnight Relocation does not find a suitable house do we still have to pay?
Finders Fees become payable on exchange of property contracts or on the signing of a property lease, so if a suitable home is not found only the initial retainer fee is paid. Fees for other services are based on fixed costs and cover not just time and expenses spent on the search but also professional expertise. These fees are payable whether or not a property is chosen.

12. Can you send me an Area Report on the York area?

Information packs are personally prepared with our retained client's life style in mind.
